To find out what a real estate agent (or selling agent) costs, the price range of your house is important. Here's why: for a smaller property, real estate agents charge a higher percentage than for larger properties.

Besides the price range, there are also significant differences in the costs of a real estate agent per city. For instance, Amsterdam is one of the cheapest cities to hire a selling agent, while Utrecht is the most expensive city in terms of real estate agent commissions.
Besides the well-known, local real estate agent, there is also the option to hire a so-called 'online real estate agent'. These online agents let you handle the most time-consuming parts of the selling process yourself, such as writing the sales text, supervising the viewings, and in some cases taking the photos for Funda.
Since you, and not the real estate agent, will be doing this work, the costs remain low. This is reflected in the fees charged by online real estate agents:
Be aware that with an online real estate agent, the costs are usually incurred in advance, regardless of whether they succeed in selling the property. In fact, online real estate agents typically charge only (higher) startup costs.

Most real estate agents do not charge a fixed amount, but a percentage of the proceeds. The average percentage (also known as: real estate agent commission) is listed on the far right.
Example: You want to sell a house in Amstelveen. The average commission charged in Amstelveen for selling a property is € 4,466 or 1.0% of the sales proceeds. These amounts include VAT and start-up costs. This is therefore inclusive of everything you need to pay to a real estate agent.

The way the costs for a buying agent and selling agent are calculated have both similarities and differences. Below you will read what these are.
A selling agent usually charges start-up costs at the beginning of the sales process. These costs are used to promote your home to the right target group, such as starting an advertising campaign.
In addition, you will encounter a commission; a percentage of the sale price of your home, which you pay to the selling agent. This percentage varies per real estate agency and per region/city, but on average it amounts to 1.1% of the sales proceeds. The amount of the commission also depends on the price range of your home. In general: the higher the price range, the lower the percentage.
Although selling agents usually work with fixed commission rates, you can also (try to) agree on a different commission calculation. For example, a commission calculation that depends on the final sale price.
Example: the real estate agent receives a base commission of €1,500 upon a successful sale. For each portion that the sale price exceeds an agreed sale amount, the real estate agent receives an additional commission of X%. This gives the real estate agent an extra incentive to sell your home well. It is important to clearly establish these agreements in the assignment beforehand, so that no discussions can arise afterward.
Are you buying a home in the middle or lower segment? Then you usually pay a fixed amount for a buying agent. This usually amounts to an amount between €3,000 and €5,000. Make sure to thoroughly assess what is and isn't included in this price beforehand. Some buying agents, for example, include a certain number of viewings. Always record your agreements in writing, so that no issues can arise afterward.
Are you buying a house in the higher segment? In that case, most buying agents apply a commission, in other words: a percentage of the purchase price. This commission usually ranges between 1% and 2% if you choose a full-service package where you are fully relieved. If you opt for partial services, this amount will be lower, of course.
You can also negotiate a different rate with a buying agent, such as a rate that depends on the final negotiation result. The better the purchase price, the higher the rate. This further motivates the buying agent to negotiate the best possible purchase price. Always record the agreements in writing.
