Higher mortgage loan in 2024 for former students, singles, and energy-efficient houses



In 2024, several important changes will be implemented regarding Dutch mortgage rules. Hugo de Jonge announced this earlier this month (November 2023). The following groups of homebuyers will be able to obtain a higher mortgage:


Buyers of an energy-efficient house

From January 1, 2024, the maximum mortgage you can get will partly depend on the energy label of the home you want to buy. If you buy a house with a better energy label, you can borrow up to €50,000 more than for a house with a worse label. This encourages buying energy-efficient houses.

Additionally, investing in energy-saving measures in your current home is encouraged. In 2024, you can borrow extra for making a house with a poor energy label (energy labels E, F, and G) more sustainable. How much extra you can borrow ranges from €10,000 to €20,000.

Former students with student debt on which extra repayments have been made

Are you a former student with student debt on which you have made extra interim repayments? Then we have good news for you. In 2024, the impact of your student debt on the size of your mortgage will be calculated differently. It will no longer be calculated with the original amount of your student debt but with what you pay back monthly. 

Calculations will be based on the current costs of your debt. These new rules provide a better picture of the monthly expenses associated with repayment. If you have made extra repayments, this means you can borrow more.

Single individuals with an income of at least €28,000

For single individuals with an annual income of at least €28,000, there is also good news. From January 1, 2024, you can borrow an additional €16,000. As a single person, you often have lower expenses compared to households with multiple people. The aim of this new rule is to offer more opportunities to single individuals when buying a home

A caveat is that house prices are expected to rise due to the new rules. Additionally, buying a home remains a challenge for single individuals. A person with an average income of €40,000 per year can obtain a mortgage loan of about €160,000. There are few houses on the market for this price. According to CBS, the average house price in the Netherlands was even €422,000 in 2023.
