Step 1: Fill in the form (1 minute)

There are many different factors that influence the value of a property. Consider:

  2. The area (number of square meters)

1. The location and surroundings 

The location and surroundings are among the most important factors that determine the value of your property. Homes in desirable neighborhoods or near popular amenities, such as schools, public transport, and highways, are generally worth more. The same goes for properties in areas with plenty of greenery and supermarkets and shops within walking distance.

  • A fireplace

A garden with a swimming pool can increase the value of a property. But beware: it can also deter people due to the high maintenance. In this latter case, it can also negatively impact the property value. The impact of the amenities depends on the location, market demand, and the overall state of the house. 

Do you want to fix up your home to increase its value? You can best opt for:

  • Renovations that create additional space (square meters), such as an extension
  • Improvements that make your house more energy-efficient

The property value is naturally also strongly influenced by market conditions.   4. Request the sales revenues of comparable properties in your neighborhood from the Land Registry. You can read more information about this on the website of the Land Registry. 
  5. Check the WOZ value online at the WOZ value register. Note: the WOZ value is almost always lower than the appraised value of the property.
