How much a real estate agent costs for selling your house depends on the following factors:
1. The location of the house

2. The price range of the property
Real estate agents charge a higher fee for selling more expensive houses. Properties in a lower price range are often cheaper to sell through a real estate agent. The differences per price range can be found here.
3. The specific real estate agent you choose
Some real estate agents are more expensive than others. Sometimes a more expensive agent does more and sometimes a more expensive agent is better, but that is not always the case. We know that the commissions vary greatly by city and type of property. In addition, there are differences in real estate agent fees per price range and per real estate agent association (NVM or not).

To find out what a real estate agent (or sales agent) costs, the price range of your house is important. Here's the reason: for a cheaper house, real estate agents charge a higher percentage than for more expensive houses.

In addition to the price range, there are also significant differences in the costs of a real estate agent per city. For example, Amsterdam is one of the cheapest cities to hire a sales agent, while Utrecht is the most expensive city in terms of real estate agent commission.
Most real estate agents in the Netherlands, 76%, charge a percentage of the sale price (2025). However, 24% of the real estate agents charge a fixed amount when selling a house.
If you agree on a percentage with the real estate agent, then the agent has an extra interest in a high yield. This is different with a fixed amount, where the yield does not directly affect the agent's fee. Our data shows that agents who charge a fixed amount often result in lower agent costs.
Besides the well-known, local real estate agent, there is also the option to engage a so-called 'internet real estate agent'. These online agents let you handle the most time-consuming parts of the sales process yourself, such as writing the sales text, guiding the viewings, and in some cases, taking the photos for Funda.
Since you, not the agent, are handling these tasks, the costs remain low. This is reflected in the fees charged by internet real estate agents:
Be aware that with internet real estate agents, the costs are usually incurred upfront, regardless of whether they succeed in selling the property. In fact, internet agents primarily charge (higher) startup costs. Always do thorough research to ensure you choose a good agent. You don't want to switch real estate agents later on.
Below you see a list of all cities for which we have sufficient information. The list is in alphabetical order. Behind the city is the amount that a real estate agent charges on average for selling your house.
Most real estate agents charge a percentage of the proceeds rather than a fixed amount. The average percentage (also known as the real estate agent commission) is on the far right of the list.
Example: You want to sell a house in Amstelveen. The average commission charged in Amstelveen for selling a property is € 7,212 or 1.05% of the sales proceeds. These amounts are including VAT and start-up costs. So this includeseverything you need to pay a real estate agent.
The way fees for a purchasing agent and selling agent are calculated have some similarities and differences. Read below to find out what they are.
A selling agent usually charges startup costs at the beginning of the sales process. These costs are used to target the right audience for your property, such as starting an advertising campaign.
Additionally, you will deal with a commission; a percentage of your property's sale price that you pay to the selling agent. This percentage varies per real estate office and per region/city, but it averages to 1.16% of the sales proceeds. The commission rate also depends on the price range of your property. Generally: the higher the price range, the lower the percentage.
Although selling agents typically work with fixed commission rates, you can also (try to) arrange a different commission calculation. For example, a commission calculation that depends on the final sale price.
Example: the agent receives a basic commission of €1,500,- upon a successful sale. For each amount the sale price exceeds an agreed sale amount, the agent receives an extra commission of X%. This gives the agent an added incentive to sell your property well. It is important to clearly set these agreements in advance in the contract to avoid any disputes later.
Are you buying a property in the middle or lower segment? Then you usually pay a fixed amount for a purchasing agent. This usually averages to an amount between €3,000,- and €5,000,-. Make sure to fully understand what is and isn’t included in this price in advance. For example, some purchasing agents include a certain number of viewings. Always document your agreements in writing to prevent any issues later.
Are you buying a house in the higher segment? In that case, most purchasing agents charge a commission, i.e., a percentage of the purchase price. Usually, this commission is between 1% and 2% if you choose a full-service provision where you are completely taken care of. If you opt for partial services, this amount will obviously be lower.
With a purchasing agent, you can also negotiate a different rate, such as a rate that depends on the final negotiation result. The better the purchase price, the higher the rate. This further motivates the purchasing agent to negotiate the best possible purchase sum. Always document the agreements in writing.

Commission is the fee that a real estate agent receives for their assistance in the purchase or sale. This fee is a percentage of the sale price.

Aside from the costs for the selling real estate agent, there are no other expenses for selling a house. The notary is always paid by the buyer. If you decide to refurbish the property before selling, you will have to cover those costs yourself.
The real estate agent costs mainly consist of the real estate agent commission. Sometimes there are additional start-up costs or withdrawal costs. 21% VAT is levied on the real estate agent's commission and any other real estate agent costs. Unfortunately, all these real estate agent costs are not tax deductible.
