Tip 1: check the asking prices of comparable properties in the area

On funda.nl you can easily research the asking prices of comparable houses near you. Filter within this house search engine for houses for sale near you, and specify as many details as possible. Maintain the same number of square meters and check if the location, type of property, and condition of the property are comparable to your house. Have you found a few properties that can be compared to your house for sale? Compare the asking prices and you will know in which direction you can set the asking price.

 

Tip 2: view the selling prices of comparable properties in the area

You now have an idea of the asking prices of comparable properties near you. But what you don't know yet is the price these properties eventually sold for. Have they been overbid by tens of thousands of euros, were the properties sold for the asking price, or are they still for sale (perhaps due to a too high asking price)? At the Land Registry, you can view the purchase prices of the properties. Make use of this, as it provides good insights for determining the right asking price.

Tip 3: check the average asking price per m2 in your town

Another way to easily calculate a good asking price is by considering the average price per m2 of your town. Tip 4: have your property appraised by an appraiser

You can also have your property appraised by an appraiser. There are two types of appraisals possible: a validated appraisal and a non-validated appraisal. A validated appraisal report gives you insight into the property value and is also valid for applying for a mortgage. The buyer of your property can, therefore, use this for a potential mortgage application. A non-validated appraisal gives you as a seller insight into what your property is worth. This report cannot be used for a mortgage application. You always pay for an appraisal report, but a non-validated appraisal is often cheaper. Finally, a real estate agent can also help you determine the right asking price. Real estate agents know the housing market (in your area) like no other and have years of experience. They know exactly for how much money comparable houses are for sale and for how much they are sold. They also know which features of a house are popular and which factors you need to consider when determining the asking price. Therefore, it is wise to sit down with a real estate agent and establish the right asking price for your property.
