1. This is what you should include in your registration to get the most responses

To make your registration as good as possible, it helps to put yourself in the position of the real estate agent.

Real estate agents receive multiple requests per week. They do not respond to everything that comes by. When choosing what to respond to, they ask themselves the following questions:

  1. Do I think this applicant will sell their house in the coming months, or is the applicant still unsure about whether they will sell?
  2. Do I have enough information to get an impression of the property, the potential return, and what is needed to sell it?

If both questions can be answered with 'Yes', the likelihood of a real estate agent responding is the highest.

Use the comment field to give the real estate agents as much information as possible

When registering your property on Mijn Verkoopmakelaar, you have the opportunity to write about your property and sales plans. Real estate agents read this when they respond to your request.

After completing your registration, you can still adjust and further expand this information in your overview. 

Tell the real estate agents about your moving plans

Does the sale need to start next week? Are you waiting for a house to be built and have all the time? Are you actually looking for another house first? Are you awaiting an offer? Is a property rented until a certain date? Are you moving abroad?

Share your plans with the real estate agents.

They like to hear exactly what your moving plans look like. Sometimes real estate agents are willing to offer you extra help with questions in your situation. The more open you are, the better real estate agents can help you.

Share as much information as possible about your property

Real estate agents can see a lot about your property in their systems 9 out of 10 times. However, it can help to share a lot of information yourself:

  • Leasehold / ownership
  • Renovations since purchase
  • Any parking spaces
  • Condition of maintenance
  • Peculiarities of the property
  • The most positive points of the property
  • Information about installations such as the central heating and solar panels

This helps the real estate agents to make a good estimation of the sales return in advance. They also get a better picture of how best to market the property: a fixer-upper has a different target audience than a move-in-ready home.

Adding photos

Adding photos has 2 advantages:

  1. The real estate agents have a good picture of your property
  2. The real estate agents know you take your sale seriously

You can add photos in your overview. You can also email the photos or send them via WhatsApp. 

You really don't need to be a top photographer. You can just take photos with your phone. Open the curtains as much as possible during the day and turn on as many lights as possible in the evening.

Don't forget the kitchen, living room, and bathroom.

 

2. Things to pay attention to when comparing the received responses

Before we start, it is important to think about the goal. We assume you want the highest return for your house, within the time you have available for the sale. 

The response from the real estate agent

Each real estate agent writes a personal message to you, the seller. This helps you get an impression of the real estate agent and their way of communicating.

Opinion about the property

Real estate agents often share what they think about your property. If there is something noticeable about your property that affects the sales return, they often share that too.

Experience with the neighborhood

Real estate agents sometimes also share their experience with the neighborhood you live in. In some cases, they share recent sales or purchases in the street.

Real estate agent fees

Real estate agents who respond also share in advance what rate they charge. This is unique. Most real estate agents do not share their rate if you call them.

The costs consist of different components:

  • Start-up costs
    This is often an amount between 350 and 650 euros. These are costs you have to pay at the start of the sale. The real estate agents use this money to pay for external costs: the photographer, placement on funda, and measuring the property. Not all real estate agents charge start-up costs. If nothing is mentioned, a real estate agent does not charge start-up costs,
  • Commission upon actual sale
    • In many cases, a real estate agent charges a percentage of the return if the property is sold, for example, 1% of the sales return. For a house of 400,000 euros, that would be 4,000 euros.
    • A fixed amount upon a successful sale. What also happens is that real estate agents propose a fixed amount. If they sell the property, they receive that amount, regardless of the return.

Estimation of the return

Real estate agents make an estimate of the sales return based on your information. If you add photos, each real estate agent makes such an estimate. This estimate can help you make your choice. 

The amount of the estimate

One of the things you can look at is the amount of the estimate. Does this match your own expectation? Are there real estate agents who expect a very different return? In such cases, it helps to ask the real estate agents a question about it via the 'Respond' button.

Compare return with the initial estimate

For sales that went through Mijn Verkoopmakelaar, it shows how much a property yielded compared to the initial estimate. This allows you to get an idea of whether the real estate agent fulfills their estimate or not.

Compare return with the asking price

For sales not through Mijn Verkoopmakelaar, the return compared to the asking price is shown. This gives you an idea of how much a real estate agent yields above the asking price.

Sales speed of a real estate agent

At the bottom of the response, it says 'About the real estate agent'. Here you can see how quickly a real estate agent sells a property on average. This does not say much about how quickly your property will be sold, but it does say something about how fast a real estate agent is compared to other real estate agents.
