What is a technical inspection?
During a technical inspection, a certified expert inspects the visible structural components of a property, from foundation and construction to roof, facades, and installations.
The final report includes photos, a detailed overview of defects, and cost calculations for immediate and future maintenance.
Why is it important for first-time buyers?
1. Prevent unexpected costs
Without an inspection, you risk high repair costs after purchase, such as foundation repair, roof repairs, or asbestos removal.
2. Stronger negotiating position
With solid numbers from the report, you can lower the asking price or have the seller contribute to repair costs.
3. Required by mortgage lender
For NHG mortgages, an inspection is sometimes mandatory if more than 10% of the property value is needed for maintenance.
When and how to schedule an inspection?
The most common times are during the three-day reflection period or as a contingency in the preliminary purchase contract.
- Request quotes from at least three SKW or NWWI certified inspectors.
- Schedule the inspection within one week of assignment; the inspection takes 2–4 hours.
- Receive the report usually within 1–5 business days via email.
