    Real estate agents in Amsterdam charge the lowest rates in the Netherlands for selling a property. Thus, Amsterdam real estate agents are cheaper than those from The Hague, Rotterdam, and Utrecht. This is evident from research by Mijn Verkoopmakelaar, a comparison platform for real estate agents.

     

    Amsterdam real estate agents are the cheapest

    The website bases the figures on nearly a thousand proposals sent by real estate agents to homeowners with sales plans last year. In Amsterdam, selling a property costs an average of 1.15% of the sale proceeds. The commission in Amsterdam is higher than the national average of 1.32%. The most expensive place to sell a property is Utrecht. Utrecht real estate agents charge an average commission of 1.42% for selling a property.

    Ten thousand euros

    Another striking result of the research is the large difference in prices different real estate agents charge for selling the same property. On average, the difference between the cheapest real estate agent and the most expensive real estate agent for selling the same house is 1,700 euros. In one case, the most expensive real estate agent requested 13,000 euros for selling a property in Amsterdam, while the cheapest real estate agent asked for a fee of 2,500 euros, a difference of more than 10,000 euros. ‘The differences are greatest when real estate agents with a fixed price compete with real estate agents who ask for a percentage of the sale proceeds.’ According to Antoine Steenkamer, initiator of the research.

    Housing scarcity cause of price differences

    An explanation for the large price differences can be found in the ongoing housing scarcity. On January 9, the NVM already announced that housing prices have risen by 8% due to scarcity. The low number of properties coming onto the market is not only noticeable for starters. Real estate agents also suffer from the fact that few properties are available for sale. Therefore, real estate agencies are lowering the price to still secure enough sales assignments. This results in significant differences in what different real estate agents ask for the sale of the same property.
