    The rates of real estate agents were 440 euros more expensive last year than a year ago. The real estate agents charged an average of 4,450 euros for selling a house in 2021, which is 1.1 percent of the selling proceeds. This is evident from the survey by the website Mijn Verkoopmakelaar. The comparison website researched the rates of real estate agents in 3,000 offers to future sellers.

     

    Second consecutive year that real estate agent fees rise

    The rates of selling real estate agents are 10 percent higher in 2021 than in 2020. Last year, real estate agents still charged an average of 4,010 euros for selling a house. In 2019, the first year that Mijn Verkoopmakelaar published the survey, selling a house still cost 3,625 euros.

    In proportion, real estate agents asked for a lower percentage of the selling proceeds this year. This percentage decreased from 1.3 percent in 2020 to 1.1 percent in 2021

    Real estate agents have not earned more

    ‘That higher rates are being charged does not mean that the real estate agents have earned more over the past year’, says Antoine Steenkamer, founder of Mijn Verkoopmakelaar. This is due to the low number of sales transactions in 2021. In October, the NVM reported that real estate agents sold 29 percent fewer houses in the third quarter of 2021 than a year earlier. The lower sales numbers have a depressing effect on the earning model of real estate agents.

    Classic percentage more popular than fixed amount

    The most popular form of compensation for real estate agents is still a percentage of the selling proceeds. In only 33% of the cases, a real estate agent charges a pre-agreed fixed amount for the sale.

    Most expensive real estate agents in Utrecht

    The level of rates of real estate agents is not the same in every city. Just like last year, this year Utrecht is the most expensive city of the four major cities. Utrecht real estate agents charge an average of 5,150 euros for their services. That is about 240 euros more than a year earlier. The Hague emerges as the cheapest G4 city with an average rate of 3,750 euros.
