Energy label

If you are going to sell your home, you are required to be able to show an energy label. Read here what the energy label is, how you should read it, how you can check whether it is necessary to apply for a new label and how you can apply for this.

1. What exactly is the energy label?

The energy label tells you how efficient a home is. More precisely: an energy label tells you how many kilowatt hours your home uses per square meter per year. So:

  • How many kilowatt hours (kWh)
  • per square meter (m2)
  • per year (yr)

Which energy labels are there?

The worst energy label is G and the best energy label is A++++ (yes, 4 pluses). We know the following energy labels:

  • A++++
  • A+++
  • A++
  • A+
  • A
  • B
  • C
  • D
  • F
  • G

A home with energy label G is the least efficient, a home with A++++ is the most energy efficient.

Which method is used for the energy label?

The method used is NTA8800. This is based on the European CEN standards.

What does such an energy label look like?

  • The letter of your label (A,B,C)
  • Insulation of parts of your house (facade, floor, windows)
  • Installations present in your home (ventilation, heating, heat pump)
  • Information about the person who prepared the label
  • A table with an estimate of the required energy
  • Explanation of the energy performance indicators
  • A table with the estimate of the monthly costs

2. Whether or not to apply for a new energy label?

It is mandatory to have an energy label when selling or renting a home. You are also required to add this to an advertisement about a home. Think, for example, of placing your home on funda.

No energy label required for:

  • Monuments according to Heritage Law, provincial ordinance and municipal ordinance.
  • Temporary buildings (max. 2 years)
  • Detached buildings with a user area of 50 square meters or less
  • Recreational homes (used less than 4 months per year)
  • Buildings that do not use energy to regulate indoor temperature

Penalty:

If you do not meet the obligation for an energy label, you can get a fine. As of January 1, 2024, this fine amount has increased to 515 euros.

 

3. Check if an energy label already exists for your home

First of all, you can check whether an energy label already exists for your home:

If you fill in your details, you will immediately see whether an energy label has been registered for your house. You see the label letter (for example B) and the validity of the label (a date).

If there is no energy label for your home, or has it expired? Then apply for a new label.

 

4. Apply for a new energy label for your home

Schedule an appointment with an advisor

In the past, applying for an energy label took a few minutes. Since a year, there is much more to it. An advisor must visit your home before an energy label can be drafted.

Cost of the energy label

The costs for drawing up the energy label differ per advisor. This varies between 300 euros and 600 euros.

5. From 2024 you can borrow more for energy-efficient houses & the sustainability of your home

From 2024, the energy label of your home at sale will affect the amount of the maximum mortgage loan that buyers can get. Home buyers who buy a house with a good energy label can borrow up to €50,000 more than for a house with a worse energy label.

Homes with a good energy label will therefore become extra attractive for sale. Do you want to invest in energy-saving measures? From 2024, you may borrow extra money for the sustainability of a home with a poor energy label (energy labels E, F and G). The amount you may borrow extra varies between €10,000 and €20,000. It can therefore be advantageous to refurbish your home and increase the value of your home.
